SET UP FEES – TENANCY APPLICATIONS – all costs do not include VAT as we are not VAT registered
Full Reference Checks (Per Property, up to 2 applicants): £250. (Non-refundable)
Identity, Right to rent check (immigration and visa confirmation), financial credit checks, obtaining references from current and/or previous employers / landlords and any other relevant information to assess affordability).
Additional Applicants: £125 per applicant.(Non-refundable)
Guarantor Fee: (per guarantor) £100. (Non-refundable)
Identity, Right to rent check (immigration and visa confirmation), financial credit checks, obtaining references from current and/or previous employers and any other relevant information to assess affordability. Includes the drafting of and preparation of a Deed of Guarantee as part of the Tenancy Agreement.
Tenancy Agreement & Administration for the property: £120. (Regardless of the number of tenants).
To include contract negotiation, amending and agreeing terms, preparation and issuing of the tenancy agreement, lodging your deposit and all other related paperwork associated with the tenancy.
A deposit of typically one month’s rent plus £200 will be required upon approval of your tenancy application. So for example if the rent is £700 per month, the deposit will be £900. Where pets have been have been agreed the deposit amount will typically increase by £100 per pet. A pets clause will be inserted into the tenancy agreement. The deposit is registered with the Deposit Protection Service and is refundable at the end of the tenancy subject to contract and final inspection. Please also note that a month’s rent in advance will also be required before check in. All details on how to pay will be sent throughout the process and in good time.
What ID documents do I need?
All prospective applicants will be asked to produce two forms of identification to include one form of photographic ID, such as a passport or a new style driving license and one proof of address such as a recent utility bill. If you are a non-UK resident you must provide a copy of your passport.
What type of tenancy will I have to sign?
Under normal circumstances you will sign an Assured Shorthold Tenancy (AST). In certain circumstances, it may be relevant for a different type of tenancy to be signed.
Can I keep pets at my rental property?
Pets are only allowed to be kept at the property with the express permission of the landlord. Should permission be given a larger deposit is required as stated above and a separate agreement would be required to be signed.

Check out fee at the end of the tenancy chargeable to the tenant of £75.
Handling cash payments - there is a fee of 1% subject to a minimum of £25 for handling all cash payments.
Charge of £100 if notice is given by the tenant & subsequently withdrawn.
Renewal/Extension - there is a fee of £100 for renewal/extension of the tenancy agreement.
Alterations or amendments made to the tenancy by the tenant - there is a fee of £100.
Rent paid into the wrong account or dishonoured cheques – there is a fee of £25 for each occurrence.
